After running our chambres d'hotes successfully for 17 years it is time for us to put away the pots and pans, dusters and shopping baskets, and to enjoy our well deserved retirement.To this effect we are selling the house – as it is too big for just the two of us!

The house can be sold either as a going concern, but it could also be made into a large family home, or a holiday retreat – whatever – the potential new owners have in mind.

The asking price is € 375 000 (approx. £ 320 000) which is open to sensible offers.

Furniture and fittings are also available by negotiation if required.

Le Jaonnet is situated in the small farming hamlet of Liaubou-Bas, which nestles in the lovely wooded Périgord countryside, and is set between the medieval towns of Sarlat, Domme and Gourdon. A tranquil spot, yet easy to reach and not far from any of the wonderful châteaux and prehistoric caves which are to be found in this fascinating area.

Le Jaonnet was originally built as a hay-barn in the early 1800s. After a series of additions it was converted to a farmhouse in 1907. In the late 1980s the farmhouse and adjoining stables were partially converted by a Parisian architect into two separate properties. The house boasts a colourful country garden with splendid rural views and plenty of shade.

From 1992 the property was extensively upgraded to a five-letting-rooms bed and breakfast with self-contained accommodation for the owners. Full air-conditioning has also been installed into the three upstairs guest rooms.

The property also has a barn which is suitable for restoration to convert it into a two-bed roomed cottage.

The Garden

Owner's accommodation: Comprises a large kitchen/diner overlooking the enclosed court-yard, a bedroom, cloakroom, laundry room, an office/second bedroom, and a separate shower room with additional toilet facilities. The Guest rooms: The guest wing of Le Jaonnet has five comfortable guest rooms, all different with their own character. Each room has its own private bathroom; three of the rooms are large enough for families. The Icart, Saints and Moulin Huet rooms have full air conditioning.
	The Fermain Room with balcony Fermain is a family-sized room and has its own external entrance through its private terrace. The shower room with toilet and washbasin is reached through a small private lobby, which leads into the salon down five stairs.

	The Icart Room Is a large room with original old oak beams. The bathroom is en-suite with toilet, bath and washbasin. This room is located on the first floor and has full air conditioning.
	The Saints Room Saints and Moulin Huet are two pretty double rooms along a corridor at the other side of the oak beamed gallery. They each have a double bed and bathroom en-suite with shower, toilet and washbasin. Each room has full independent air conditioning.
